Tishman Speyer’s Spiral secures 3 new financial-services leases in booming Hudson Yards

While many older office properties struggle, the dominant pulling power of Manhattan’s new-generation towers is on display again this week. Three just-signed financial-firm leases at Tishman Speyer’s Spiral have brought the 2.8 million square-foot, 66-story skyscraper to 75% leased — just a year since it opened.

The three new deals total 112,000 square feet. In the largest, global asset manager Marshall Wace is taking 79,000 square feet on the whole 32nd floor and part of the 33rd floor, moving from 350 Park Ave.

Betheseda, Md.-based ProShares, an electronically traded funds manager, signed for 9,000 square feet in its first New York City office. A third, unidentified global asset management firm took 24,000 square feet.

The firms join earlier tenants including Pfizer, the anchor tenant; and HSBC, Debevoise & Plimpton, Alliance Bernstein and Turner Construction, which was the project’s general contractor.

The Spiral has the official address of 66 Hudson Blvd. East and rises between West 34th and West 35th streets and between 10th Ave. and the boulevard. It’s north of Related Companies’ Hudson Yards complex and Brookfield Property’s Manhattan West and falls within the booming, city-designated Hudson Yards District.

The tower designed by architects BIG-Bjarke Ingels Group boasts cascading landscaped terraces and hanging gardens. Asking rents range from $125-225 per square foot.

The Spiral’s ground floor will soon be home to a Peruvian-Japanese restaurant from Erik Ramirez and Juan Correa of Llama San and LLama Inn fame, as well as two new concepts by multiple Michelin-star-holding Gabriel Kreuther, famed for his eponymous Alsatian eatery on West 42nd St.

Greg Conen and Sam Brodsky represent Tishman Speyer on all three new leases. Newmark’s Andrew Sachs and Bill Levisky repped Marshall Wace and son all three. JLL’s Cynthia Wasserberger and Michael Pallas acted for ProShares.
