NYC office tower spending $30M in upgrades on ameneties like bowling, golf, speakeasy

The latest midtown location to join the fun-for-tenants party is Global Holdings’ Art Deco-style 99 Park Ave. at East 40th Street.

The firm’s $30 million investment will bring the 1950s-vintage property a redesigned lobby and a tenants’ amenities package, including an “intimate speakeasy, an entertainment lounge, bowling alley and golf simulator.

The upgrades will be finished in early 2026.

Global Holdings’ senior VP Craig Panzirer said the “transformative capital improvement program was already attracting and retaining leading companies looking for modern office spaces that foster innovation and collaboration.”

Recent transactions at 99 Park include a renewal and expansion by Metropolitan Commercial Bank, which upped its presence to nearly 82,000 square feet.

Some 180,000 square feet of offices remain available at the 600,000 square-foot property.

JLL’s Paul Glickman, who represented the bank, said Global Holdings — which owns hotels  including  the Mondrian in NoMad — “is “leaning heavily on their hospitality experience” to “create  an environment where companies can streamline their operations by leveraging amenities while keeping their workforce engaged.”
