Cushman tapped to bring new life to ex-Tunnel nightclub home after $1B fix-up

Cushman & Wakefield snared one of the year’s biggest plum office-agency assignments — for Terminal Warehouse, where 1.1 million square feet of offices and 93,000 square feet of retail space are officially on the market after $1 billion in investment and three years of construction.

Terminal Warehouse, formerly known as Terminal Stores and once home to the famed Tunnel nightclub, takes up the vast block bounded by 11th and 12th avenues and West 27th and West 28th streets.

Developer L&L Holding Co. and its partners Columbia Property Trust and Cannon Hill Capital Partners have methodically transformed the 1891 red-brick structure into cutting-edge offices, a block-long, double-height shopping corridor and a central courtyard. A six-story addition was built on top.


Terminal Warehouse, formerly known as Terminal Stores and once home to the famed Tunnel nightclub, takes up the vast block bounded by 11th and 12th avenues and West 27th and West 28th streets.

COOKFOX architects oversaw the redesign under the watchful eye of the Landmarks Preservation Commission.

A Cushman team including Josh Kuriloff and Gus Field are handling the office space. A team including Alan Schmerzler and Steven Soutendijk are tapped for the retail.
