New Coney Island ‘green’ giant adds popular coffee chain

Improvement comes slowly to Coney Island’s retail and eating scenes. So we’re glad to report every new arrival.

LCOR’s 1515 Surf Avenue is among several new apartment projects bringing middle-class residents to the oceanfront neighborhood.

The developers just landed popular Brooklyn coffee shop Milk & Honey, a mini-chain with thriving locations in Bay Ridge and Ditmas Park, for a 3,500-square-foot ground-floor space at the corner of Surf and West 15th Street.

The cafes specialize in eggs, artisanal flatbreads and other quality all-day items.

The 1515 Surf project has more than 320 market-rate and 130 affordable rental apartments and 35,000 square feet of tenant amenities. It boasts of being the city’s largest, 100% electric geothermal project.


Authentic Brands Group manages more than 50 fashion and lifestyle brands including Reebok, Brooks Brothers and Nautica. It has strategic partnerships with David Beckham and Shaquille O’Neal.

As it continues to grow around the world, it’s also growing at 1411 Broadway. It renewed on 75,000 square feet and expanded by 25,000 square feet at the 1.1 million square-foot tower owned by Ivanhoe Cambridge (now CDPQ) and Swig Equities.

Authentic Brands was repped by Michael Beyda’s Benchmark Properties. The landlord was repped by a CBRE team of Neil King, Paul Amrich, Shay Kenney and Emily Chabrier.

The deal marks the tenant’s third expansion at the building, where the asking rent was $75 per square foot.
