Durst Organization ditching One Bryant Park to accommodate growing workforce

Most developers move their headquarters into signature buildings which they developed — such as SL Green at One Vanderbilt and Related Companies at 30 Hudson Yards.

But the Durst Organization will move its offices next year from its flagship tower, One Bryant Park, to one of its older towers, 1155 Sixth Ave. The growth from 85,000 to 110,000 square feet will accommodate Durst’s growing workforce. The move will also free up three precious floors at One Bryant to rent to other tenants willing to pay up to $200 per square foot.

Durst will leave behind non-contiguous floors at One Bryant for four contiguous ones at the podium level of 1155 Sixth. Gensler Architects is helping to design the space.

Durst in fact had its front office at 1155 Sixth before opening One Bryant in 2008. But its old/new digs won’t be the same. Durst spent more than $150 million to redesign and reposition the tower, which has drawn new tenants such as Global Relay on the top floors.

Meanwhile, Durst has begun marketing its soon to be vacant floors at One Bryant Park, where the developer counts 30% more people in the building during midweek compared to 2019.
