SL Green’s 1185 Sixth Ave. more than 90% leased

They’re breaking out the champagne — and 24-layer chocolate cake — at SL Green’s 1185 Sixth Ave. between West 46th and 47th streets.

A deal with Moroccanoil, a luxury and body-care company, broke the 90% leased mark at the tower, where 91.5 % of its 1.1 million square feet are now committed, up from 85% in January. The 10-year deal covers 39,799 square feet on the entire 33rd floor and part of the 32nd floor.

At the same time, Carnegie Diner opened on the ground floor after a Con Ed delay. The cafe and sister eatery Delos, a Greek restaurant, take up the tower’s teeming 47th Street corner. Delos is due to open next month.

Moroccanoil will move from 135 E. 57th Street which is being converted to apartments. The asking rent was $118 per square foot.

The 1185 Sixth tower is riding the Midtown leasing boom, including 180,000 square feet that were signed in 2024. Major tenants include Syska Hennessey, Industrial & Commercial Bank of China and Hartree Partners.

A Cushman & Wakefield team represented Moroccanoil while a Newmark team repped SL Green.  

The Carnegie Diner opening was held up by Con Ed gas approvals, but with all the furniture in place and passersby gawking through the windows, the doors couldn’t open soon enough.
