The momentum continues at SL Green’s 1185 Sixth Ave.

A new deal for 54,250 square feet with Hartree Partners brings the 1.1 million square-foot tower to 85% leased.

It follows 180,000 square feet of leases signed over the past year.

Hartree, previously a subtenant, expanded in the building and signed a direct lease.

The asking rent was $75 per square foot.

SL Green director of leasing and real estate property Steven Durels said the most recent signings “reflect the ongoing desire by premier companies for distinctive, accessible, centrally located office space.”

A CBRE team represented Hartree and a Newmark team repped the landlord.

Next up at 1185 Sixth: Carnegie Café, a large new ground-floor restaurant at the corner of West 57th Street that was previously the NHL store.

Construction is expected to begin soon.
