Two Trees developer Jed Walentas originally hoped to lease all or most of nearly 500,000 square feet at the Refinery at Domino, the former Brooklyn sugar plant, to a single tenant.

It didn’t happen, but the result is just as rewarding. The glass-wrapped envelope inside the 167-year-old brick exterior just hit 90% occupancy thanks to signings by new tenants and expansions by existing ones.

The Refinery at Domino just hit 90% occupancy.

The building we once called the “world’s weirdest workplace” is the commercial centerpiece of Domino Park, Two Trees’ six-acre complex on the Williamsburg waterfront.

The $150 transformation project opened in 2023 and quickly drew tech, media and AI companies.

The latest deals include a 10,380 square-foot lease on the 14th floor for Bandana, a Brooklyn-based job search platform. Skylight, operator of hospitality event spaces, added 11,000 square feet.

Luxury fitness brand Equinox is the largest non-office tenant with 42,000 square feet.

Lululemon heads to 4 World Trade Center

We’re surprised there’s been no announcement, but we can’t argue with a sign in the window.

Lululemon is coming this year to 4 World Trade Center, replacing the former H&M store. That’s more good news for the entire WTC complex where construction will start any day on the new Amex headquarters tower.
